The following is an outline of typical services Balanced Site Design, LLC can provide on different project types:

Site Assessments
Site Assessments are typically completed during the feasibility period for a contract to purchase land. The Site Assessment will summarize findings from our research on the property for a specific project type. We will investigate various items including, but not limited to, the planning status, zoning category, permitted uses, entitlements, presence of floodplain, presence of utilities, permitting required, etc. The intent of the Site Assessment is to identify potential development issues that may impact cost, schedule or the feasibility of the proposed use.

Site Planning
Site planning will allow a project type on a proposed property to start to take shape. It will be the first opportunity for creating a visual study to identify things like the building placement, building size, amount of parking available, access for traffic, etc. Site planning can be very conceptual sketches to more formal plans developed in AutoCAD with the detail varying depending on the amount of information available. Often site planning will need to consider features such as existing trees that need to be preserved, drainage features, topography, visibility, etc.

Project Planning
Project Planning is the phase of the project where we can assist with developing a realistic project timeline for design and permitting, identify specialists needed, resolve issues that were identified in the Site Assessment or during Site Planning and identify the critical path to a successful project. We have a lot of experience collaborating with contractors and design teams during this pre-construction phase to develop the best site solution. We have relationships with professionals to include Architects, Landscape Architects, Geotechnical Engineers, and Traffic Engineers, Surveyors. 

Site Civil Engineering Design
Site Civil Engineering Design is the process of packaging up the results of the above exercises into a set of plans to be used for permitting, pricing and construction. Typically the set of plans will include a copy of the survey completed by others, a dimensioned and noted site plan, a grading and drainage plan, a utility services plan and necessary notes and details. Additional plans might include a paving plan or building pad preparation plan summarizing the recommendations of the geotechnical engineers. Other items include preparation of a Storm Water Pollution Prevention Plan in accordance with State of Texas requirements for erosion control and preparation of a Stormwater Management Plan to address drainage run-off.

Permitting
Permitting site work may look different depending on the condition of the property, the project type and the project location. During the Site Assessment phase, we will identify the permits required. We have experience and relationships with many different agencies and municipalities.

Value Engineering
Value Engineering should occur along the way during the development of all projects. We should always be looking for the most cost effective manner in which to deliver the project. Based on prior experience, we also recognize the value of a fresh set of eyes on a project, so have included value engineering as a service to be used where Balanced Site Design is not the engineer of record. 

Site Construction Observation
Site Construction Observation is an important phase of the project to ensure the construction is aligned with the design intent. This service does not replace inspections that are required by the various agencies. This service also allows us to work with the project team to develop solutions to unforeseen conditions encountered in the field.
